The Scottish Government (2021) has once again extended the 'temporary' ban' on eviction orders, which were first initiated in March 2020...


"Extension to protect tenants.

A temporary ban on eviction orders will be extended until the end of March.

Regulations will be laid in the Scottish Parliament on 14 January to extend the current ban, which is in place at present until 22 January. The extended ban – will apply to all evictions in areas subject to level 3 or 4 restrictions, except cases of serious anti-social behaviour, including domestic abuse. Subject to review every three weeks to ensure it remains necessary to protect against the spread of coronavirus (COVID-19), it will remain in force until 31 March."

Just how long will this ultimately go on for and what will be the impact on the PRS? During a recent series of interviews with landlords, many noted that COVID had not yet significantly impacted their letting activity. However, I suspect that there are some landlords out there who are really beginning to feel the financial strain. The economic fallout from the pandemic has a long road to run and it remains to be seen what impact the end of furlough will have on the economy overall and the PRS in particular. However, a modest increase in the number of residential portfolio's coming to the auction market over the last few months is surely a harbinger of things to come?
